Barrister of Lincoln’s Inn
Sau Yee obtained her professional education from the Council of Legal Education (Inns of Court School of Law) in England and was admitted to the Bar in England & Wales in 1978 as a Barrister of Lincoln’s Inn.
She commenced her legal career as a pupil with Shearn Delamore & Co and was admitted as an Advocate & Solicitor of the High Court of Malaya in 1979. She was with Shearn Delamore & Co for 45 years during which she was admitted as a partner and was Head of the Real Estate Department until she retired as a partner on 31 December 2021, and thereafter she was a consultant with Shearn Delamore & Co for 2 years until 31 December 2023.
She has been with Julius Leonie Chai as our consultant since 1 January 2024.
Sau Yee’s area of practice includes acquisitions and disposals of real property, share sale and purchase of real property companies, subscription and shareholders’ agreements for property-based companies, joint ventures for property developments, joint development agreements for real property, development rights agreements, privatisation agreements for real property and commercial leases.
Sau Yee speaks fluent English, Cantonese and Hakka and is able to converse in Bahasa Malaysia.

Choon Ming graduated from the National University of Malaysia with a Bachelor of Laws (Hons) degree in 2013 and was called to the High Court of Malaya as an Advocate and Solicitor in 2014.
Choon Ming’s practice areas are primarily in equity capital markets, mergers and acquisitions, joint ventures, tax exemptions and other corporate and commercial matters. Her experience includes initial public offerings in Bursa Malaysia, HKEX and SGX, mergers and acquisitions of companies and businesses, takeovers, corporate restructuring exercises and fund-raising exercises involving start-up companies and venture capital funds.
Choon Ming speaks fluent English, Mandarin, Bahasa Malaysia and is able to converse in Cantonese and Hokkien.

Beverlyn graduated from University of Malaya with a Bachelor of Laws (Hons) degree in 2015 and was called to the High Court of Malaya as an Advocate and Solicitor in July 2016.
Prior to joining Julius Leonie Chai, Beverlyn was regularly involved in corporate finance, capital markets and corporate commercial matters. She has experience in various corporate exercises including reverse take-overs (RTO), general offers, rights issue exercises, warrants issue exercises, bonus issue exercises and employees’ shares schemes. She was also involved in the initial public offerings of Malaysian companies on the ACE Market of Bursa Malaysia and Main Board of HKEX.
Beverlyn joined Julius Leonie Chai as a legal associate in 2018 and she practices mainly in property-related acquisitions and disposals.
Beverlyn speaks fluent English, Mandarin, Bahasa Malaysia and is able to converse in Hokkien and Cantonese.

Pooi Ling graduated from the University of Tasmania, Australia with a Bachelor of Laws degree in 2004. She obtained her Certificate of Legal Practice in 2005 and was called to the Malaysian Bar as an Advocate and Solicitor in 2006.
Prior to joining Julius Leonie Chai, Pooi Ling was regularly involved in a wide range of commercial and retail banking work. Her practise experience includes conventional and Islamic banking (commercial and retail) and she is also exposed in handling matters for bridging financing, refinancing, housing projects and commercial documentation for banks and financial institutions.
Pooi Ling’s areas of practise also includes acquisition and disposal of residential and commercial properties as well as the loan transactions in such matters. She also handles project development and has attended to the Developer’s formation of Management Corporation.
Pooi Ling is fluent in English, Bahasa Malaysia, Mandarin and Cantonese.

Pui Kuan graduated from Multimedia University with a Bachelor of Laws (Hons) Degree in 2016 and was called to the High Court of Malaya as an Advocate and Solicitor in 2017.
Prior to joining Julius Leonie Chai, Pui Kuan practised civil litigation on matrimonial matters, including but not limited, to divorce, custody, adoption, guardianship and estate distribution matters. She has experience in will drafting, Probates and Letters of Administration, Distribution Orders, Debt Recovery matters, obtaining Court Orders for Sale and Order to Transfer, Transmission and Transfer etc. She also handles conveyancing matters such as sale and purchase of properties, including ancillary matters such as loan preparation, proclamations of Sale and drafting of tenancy agreements.
Pui Kuan speaks fluent English, Mandarin, Bahasa Malaysia and Cantonese.

Prior to joining Julius Leonie Chai, Benny Tan specialised in real estate, particularly in project development, property and corporate financing, property acquisitions and leases. His practice experience includes both conventional and Islamic banking (commercial and retail) as well as bridging financing and refinancing. He is also experienced in handling matters related to retail and commercial tenancy agreements for residential properties, offices, commercial buildings and shopping centres, catering to both commercial developers and individuals.

Prior to joining Julius Leonie Chai, Nicole gained experience in civil litigation, particularly in the areas of medical negligence and contractual disputes.
Currently, Nicole’s current areas of focus revolve around conveyancing and real estate. She actively engages in project developments, tenancy matters, as well as acquisitions and disposals of property.

He participates in project development, financing and mortgage transactions, as well as acquisition and disposal of properties.
